AS Hotels & Apartments is a young, owner-managed company founded in 2011 in Seevetal, Lower Saxony, in the Lüneburg Heath, and is run by owner Anja Struve and her partner Christian Bahr. Anja Struve is responsible for interior design, purchasing, and the finer details, while her partner, Christian Bahr, handles administration and sales.

Christian Bahr’s mother, Hildegard Voss, is handing over the management and marketing of her three vacation rentals at Haus Curwage, located at Bäckergang 2 in Bad Bevensen, to Anja Struve and Christian Bahr.
Owner Anja Struve is a trained hotel manager with a passion for beautifully designed interiors; she lives and breathes her motto: “...always something special...”. She herself works full-time in an office in Hamburg and has taken over the vacation apartments as a “passionate hobby” to offer guests a wonderful break.
The three vacation apartments—“Amsel,” “Lerche,” and “Spatz”—are renovated and modernized later that same year.
The Roseneck House, which has 14 vacation apartments, is being taken over.
All vacation rentals are gradually being converted into modern studio apartments and renovated.
Haus Curwage and Haus Roseneck are becoming THERMEplus partners. This means that all guests will receive one day of unlimited admission to the nearby Bad Bevensen iodine-brine spa for each night they stay.
The vacation apartments at Haus Curwage have been awarded 3*** (Blackbird) and 4**** (Lark & Sparrow) ratings by the DTV.
The company now also markets other accommodations and, for the first time, goes by the name “Bad Bevensen Vermietung.”
More and more guests at Haus Roseneck are asking for the option to have breakfast. Discussions have been held—unfortunately without success—with the neighboring establishments, Landhaus Zum Heidewanderer and Hotel Residence Vital.
Haus Roseneck offers a breakfast service that includes the delivery of rolls and pre-packaged breakfast items.
The country inn "Zum Heidewanderer," located across from the Roseneck House and featuring just 6 rooms and a breakfast room, has been purchased. All guests will now have the opportunity to enjoy a fresh country-style breakfast.
The property will purchase its own bicycles to rent to guests, and bicycle sheds will be built to store guests' personal bicycles.
The company is participating in the “Service Quality Germany” project and makes this team commitment.
The Zum Heidewanderer country house is undergoing extensive renovation and modernization following significant water damage.
The company's headquarters will be relocated to Seevetal, where the couple who run the business live, and the office for administration and management will also be set up there.
A dedicated massage and beauty area will be created at Haus Roseneck.
As part of the “Service Quality Germany” program, a quality commitment is made, and the Lower Saxony Minister of Economic Affairs then certifies the company as a “service-oriented company.”
The "Engel" suite on the upper floor of the Landhaus Zum Heidewanderer will be purchased, renovated, and modernized, and marketed as a high-end suite and vacation rental.
The Zum Heidewanderer country inn will be equipped with a Maxibar and a guest kitchen featuring a fully automatic coffee machine, so that guests can help themselves to reasonably priced chilled beverages at any time and make coffee or tea free of charge.
The Hotel Residence Vital, which is threatened with closure and is located right next to the Landhaus Zum Heidewanderer, with 41 single rooms, is purchased. The Lower Saxony development bank, NBank, approves a grant for its conversion into a first-class hotel. The hotel is taken over on April 1, 2017, and the Lower Saxony Minister of Economic Affairs personally delivers the grant notification. Planning for the renovation, including a complete refurbishment, begins.
The company name “Bad Bevensen Vermietung” is now changing to “AS Hotels & Apartments.”
Unfortunately, many defects—some of them serious—were discovered during the renovation of the AS Hotel Vital. The architectural firm even failed to submit the required new structural analysis to the Uelzen district administration. The renovation was halted at the beginning of the year. Legal disputes with the construction companies involved and the architectural firm began. The first expert reports were prepared.
For the first time in German history, hoteliers and restaurant owners are being prohibited from operating their businesses. Within a few days, these establishments must close—leading to reduced work hours and many tears.
Business travelers are welcome and will continue to be accommodated and served. During this time, the owner came up with the idea for the “pot breakfast,” which remains very popular to this day. This concept remains unique and innovative to this day.
Christian Bahr's mother, Hildegard Voss, passes away, and with her, the Curwage estate also comes to an end.
The first expert inspections as part of the court's evidentiary proceedings are finally taking place at the AS Hotel Vital.
At long last, the owner’s long-cherished wish to install a subtle bronze fountain in the garden of the Zum Heidewanderer country house is coming true.
Finally, during the mandatory closure, the flooring in the breakfast room at the Zum Heidewanderer country inn is being renovated in a modern style.
Telekom has finally managed to set up a fast and more stable Internet connection at the Roseneck building.
Finally, rentals are allowed again. Guests are flocking in to make up for missed vacations.
Anne Zukowski and Saskia Slutzki, as hosts, welcome guests with the warmest hospitality and personal dedication, ensuring that every guest feels completely at home.
The rooms at the Landhaus Zum Heidewanderer are being renovated and furnished with new, high-quality box-spring beds, and the room terraces and the balcony of the Engel Suite will be equipped with comfortable, modern hanging lounge chairs.
At the AS Hotel Vital, the restaurant kitchen is being completely renovated.
Guests who bring their own e-bikes can now charge their batteries safely and securely in the battery charging cabinet at no cost.
Inflation, energy costs, interest rates, and increases in sales tax and wages are driving up costs and, consequently, prices. Despite this, guest satisfaction and demand are reaching new record highs thanks to the team’s outstanding performance.
In addition to Kurzurlaub.de, a new premium partnership is being formed with kurz-mal-weg.de, and Haus Roseneck will soon be honored as “TOP NEWCOMER Germany 2024.”

The Next Generation
Florian Struve, the owner’s son, will join the company in 2025 as a back-office employee. With his polite and friendly demeanor, Florian Struve handles guests’ requests and needs from the office, answers all questions regarding bookings and reservations, and supports the service and hospitality team with all necessary administrative tasks.
Our country inn, Zum Heidewanderer, will continue to be certified by the ADFC as a bicycle-friendly guesthouse in 2026.
All cyclists are warmly welcome here and well taken care of. For example, our secure, dry bike storage is very popular, as is the option to charge e-bike batteries safely and free of charge in a locked area. The district is known and loved nationwide as a cycling destination.
Thanks to high guest satisfaction ratings on TripAdvisor, our AS Restaurant Vital has been ranked as the best restaurant in Bad Bevensen with a perfect 5-star rating. On Google, too, our AS Restaurant Vital receives a nearly perfect 4.9-star rating from our guests. In particular, the regional Heidschnucken dishes, the Lüneburg Heath potatoes, and the 3-course candlelight menus are very popular.
